Asking prices rose 0.7% in September, the first monthly rise since May. Good news, on the surface.

But look a little closer at Rightmove's latest numbers. There are more homes for sale than at this time of year in 12 years, and buyer enquiries are 9% lower than last September.

In London, only 42% of homes that come to market find a buyer. In Scotland, it's 91%.
So prices are edging up while competition for each buyer is getting tougher. That's the market sellers are walking into this autumn.

When buyers have this much choice, they filter fast. Price gets a home onto the shortlist. Presentation decides whether it stays there.
